Principle Quantity Surveyor

This is an opportunity to join a well-established, independent construction consultancy with a strong reputation across the North West for delivering high-quality commercial advice and building long-term client relationships. The business is people-focused, collaborative, and continues to grow through repeat work and trusted partnerships.

You’ll be based from either the Manchester or Liverpool office, working flexibly with a hybrid model of three days on site or in the office and two days from home. You’ll join a small, close-knit team, where senior professionals are hands-on and closely involved in project delivery.

The Role

As a Principal Quantity Surveyor, you’ll take a lead commercial role across a varied portfolio of major projects, working directly alongside Directors on flagship schemes. This position offers significant autonomy, influence, and visibility, making it ideal for someone who enjoys shaping projects, mentoring others, and being a trusted client advisor.

You’ll be involved from early-stage cost advice through to completion, with responsibility for leading teams, managing client relationships, and

contributing to commercial strategy.

  • A major £400m residential-led scheme

  • Healthcare facilities

  • Long-term local authority and council programmes

Required Quantity Surveying Experience

The consultancy is seeking an experienced senior professional with strong consultancy or client-side experience, including:

  • Extensive pre- and post-contract Quantity Surveying experience
  • Leading cost planning and cost management across all RIBA stages
  • Developing procurement strategies and managing tender processes
  • Contract administration and high-level commercial reporting
  • Managing change control, valuations, and final accounts
  • Experience leading large-scale and complex projects, ideally across commercial, residential, public sector, or mixed-use sectors
  • Proven ability to lead project teams and mentor junior surveyors
  • Strong client-facing experience, acting as a key point of contact

Leadership, Development & Exposure

  • Direct Director exposure, with many projects being Director-led
  • Opportunity to work collaboratively with senior leadership on business growth and client development
  • Involvement in mentoring and developing junior members of the team
  • Continued chartership support for those still completing RICS, alongside ongoing professional development

What They’re Looking For

  • Proven experience operating at Principal or Associate-level, or a Senior QS ready to step up
  • Ideally MRICS chartered (or close to achieving chartership)
  • Strong commercial acumen and leadership capability
  • Confident, professional communicator with clients and stakeholders
  • Someone who values quality, collaboration, and working within a smaller consultancy environment

Working Pattern

  • 3 days in the office or on site
  • 2 days working from home
  • Choice of Manchester or Liverpool base
