We are working with a fast-growing residential developer delivering an ambitious pipeline of residential schemes across the North West and wider UK. With a strong reputation for quality and delivery, the business is continuing to strengthen its regional project delivery capability.

As part of this growth, they are seeking a Project Manager to take responsibility for multiple high-value projects, managing schemes with individual values of up to £20m+. The role offers genuine developer-side exposure, autonomy over delivery, and the opportunity to play a key role in the company’s ongoing expansion.

The ideal candidate is hands-on, proactive, and driven, confident on site, and capable of managing multiple stakeholders to ensure multi-million-pound projects are delivered efficiently, safely and to the highest standard.

Key Project Sites:

  • Sunderland
  • Newcastle
  • Middlesbrough

Key Responsibilities:

  • Lead projects from pre- to post-contract, managing design, commercial and construction objectives.
  • Provide commercial oversight, including cost monitoring, risk management, and contract administration.
  • Conduct weekly site walk rounds and monthly project reviews to monitor progress, quality, and programme adherence.
  • Act as a trusted client-facing representative, coordinating consultants, contractors, and stakeholders.
  • Mentor and support the regional delivery team, embedding best-practice processes and standards.
  • Ensure hands-on engagement on site, proactively resolving issues and driving projects to completion.
  • Take ownership of multiple high-value projects (£20m+), balancing priorities and ensuring delivery excellence.

Required Skills and Experience:

  • Proven experience in pre- and post-contract project management on high-value residential projects.
  • Minimum of 5 years’ project management experience.
  • Strong commercial awareness, with ability to manage budgets, contracts, and project risks.
  • Demonstrable ability to take ownership, lead teams, and work autonomously.
  • Hands-on, with regular site presence and willingness to travel to site in Sunderland, Newcastle and Middlesbrough.
  • Excellent communication, stakeholder management, and problem-solving skills.
  • Ambitious, driven, and committed to delivering high-quality outcomes.

What’s on Offer:

  • Opportunity to join a fast-growing developer with a substantial pipeline and regional expansion.
  • Leadership role in a rapidly growing delivery team, with real influence on project delivery and processes.
  • Exposure to high-value, complex projects with autonomy, responsibility, and long-term career progression.

This is a rare opportunity to join a dynamic and ambitious residential developer, take ownership of multi-million-pound projects, and contribute to the company’s continued growth and reputation in the sector.
